    Township Stall and Aisle Standards Set the Geometry

    The stall dimensions most people quote are not the dimensions that get approved here. Nine feet by eighteen is the number that circulates online, but in this territory the governing figure comes from the municipality, and it is frequently larger. Upper Dublin Township, which covers Fort Washington and Dresher, sets a parking space at not less than nine and a half feet wide by nineteen feet long, an area of not less than 180.5 square feet.

    Aisle width follows the same logic. Upper Dublin’s table sets a twenty-four-foot aisle for ninety-degree parking, one-way or two-way alike, with narrower aisles permitted only as the parking angle drops to sixty or forty-five degrees. The township may also require ten-foot stalls where a lot serves high-volume, high-turnover uses such as supermarkets or convenience stores.

    Those numbers are one township’s. Four counties sit inside our service area and the figure moves. That is the whole reason a layout is designed rather than copied: a plan drawn to a generic standard can be built, striped, and then fail review.

    Building the Accessible Route Into the Layout

    Accessible parking is a layout decision, not a striping decision made afterward. The 2010 ADA Standards set the count by the size of each parking facility, and the count is calculated separately for every facility on a site rather than pooled across all of them. A lot of forty spaces needs two accessible spaces; a lot of 120 needs five; above 1,000 the requirement becomes twenty plus one for every additional hundred.

    Dimensions follow. Car spaces are ninety-six inches wide at minimum and van spaces 132 inches, unless the access aisle is itself ninety-six inches wide, in which case a van space may be ninety-six. Access aisles are sixty inches wide at minimum, run the full length of the spaces they serve, and may not overlap the vehicular way.

    The part that gets missed is where the route goes after the aisle. Upper Dublin requires sidewalks at least five feet wide connecting accessible parking areas to building entrances wherever practical, and separately requires pedestrian crosswalks within parking areas. A layout that satisfies the stall count and then dumps a wheelchair user into a drive aisle has solved half the problem.

    Restripe, Re-Stripe to a New Layout, or Redesign

    Three different jobs hide behind one phrase, and they cost different amounts of disruption. Restriping puts the same lines back where they were. Re-striping to a new layout keeps the pavement and moves the geometry, which is how most lots gain spaces. A redesign changes circulation, entrances, or islands and usually involves more than paint.

    The efficiency question people ask, whether ninety-degree or angled parking fits more cars, does not have one answer. Ninety-degree parking puts the most stalls in a given area and needs the widest aisle; angled parking is easier to enter and gives up capacity for that ease. The right answer depends on the shape of your lot, whether traffic can run one way, and where the doors are.

    What is the best layout for a parking lot?

    The one that fits your lot, not a template. Ninety-degree parking yields the most spaces in a given area but demands the widest drive aisles, commonly twenty-four feet. Angled parking at sixty or forty-five degrees is easier to enter and lets you narrow the aisle, but it costs capacity and usually forces one-way circulation. Building shape, entrance position, delivery access, and the municipality’s own dimension table all move the answer, which is why we measure before we draw anything.

    Are parking stall sizes the same everywhere in the Philadelphia suburbs?

    They are not, and assuming otherwise is a common and expensive mistake. Pennsylvania leaves this to the municipality. Upper Dublin Township, for example, requires stalls of at least nine and a half feet by nineteen feet, with a twenty-four-foot aisle at ninety degrees, and can require ten-foot widths for high-turnover retail. A neighboring township may set different figures. We confirm the governing standard for your address before a layout is drawn.

    How many accessible spaces does my lot need?

    It scales with the size of the parking facility. Under the 2010 ADA Standards, one to twenty-five spaces requires one accessible space, twenty-six to fifty requires two, fifty-one to seventy-five requires three, and so on up the table. Above 500 spaces the requirement becomes a percentage. Importantly, the count is worked out separately for each parking facility on a site rather than added together across the whole property.

    Can a new layout add spaces without repaving?

    Often, yes. Most lots we survey were laid out once and never revisited, and gains usually come from three places: recovering wasted space at the ends of rows, changing the parking angle where circulation allows it, and tightening aisles that were drawn wider than the municipality requires. Any gain has to hold the accessible space count and the required route to the entrance, so we show you the trade before you commit to anything.

    Do you handle the layout drawing or just paint the lines?

    Both. We survey the existing pavement, produce the layout, and then install it. Doing both matters because a plan that looks efficient on paper can be impractical to stripe or to drive, and because whoever draws the geometry needs to have read the governing township’s dimension standards rather than a generic reference. If your property already has a plan from an engineer, we can work from that instead.
