How We Plan Stall and Drive-Aisle Geometry
A parking lot layout design balances three competing priorities: maximizing stall count, maintaining safe traffic flow, and meeting ADA accessibility requirements. In Salt Lake City, winter clearance adds a fourth — aisles wide enough for snow removal equipment to operate without damaging vehicles or road markings.
Standard parking stalls measure 9 feet wide by 18 feet deep. Compact stalls at 8 by 16 feet can increase capacity by 10 to 15 percent but are only appropriate where local code permits and the property serves primarily passenger vehicles. ADA-compliant accessible spaces require 8 feet of stall width plus a 5-foot access aisle, or an 8-foot aisle for van-accessible spaces, per the 2010 ADA Standards for Accessible Design.
Traffic flow design determines whether aisles run one-way or two-way, where entry and exit points are positioned, and how pedestrian crosswalks connect the lot to building entrances. One-way aisles allow angled stalls (typically 60°) that are easier for drivers to navigate, while two-way aisles require 90° stalls with wider driving lanes. Accessible Space Counts Under Table 208.2
Table 208.2 of the 2010 ADA Standards for Accessible Design fixes the minimum count from the total in the lot, so it constrains the design before a single stall angle is chosen. Get the count wrong and the geometry has to be redrawn.

Two things follow that catch people out. The count is drawn from the total spaces provided, so adding capacity in a redesign can push you into the next band. And accessible spaces are counted within that total, not added on top of it: a 100-space lot means 96 standard and 4 accessible, not 104.
Why this table is a design input and not a compliance afterthought: a redesign is an alteration, and alterations are the clearest route by which the current standard attaches to a lot that already exists (28 CFR 36.402). A lot nobody is altering can sit in a different position entirely — an untouched element that met the 1991 Standards may fall under a safe harbor, and a separate barrier removal duty reaches public accommodations (28 CFR 36.304(a)) only so far as it is readily achievable. Redrawing the lot removes that ambiguity, so the band you are designing into is the one worth getting right on the drawing rather than in the field.

What is the difference between parking lot layout design and restriping?
Restriping refreshes faded lines on an existing, functioning layout — same stall positions, same traffic flow, same dimensions. Layout design starts from the site geometry: how many stalls fit, what angle maximizes capacity, how traffic enters and exits, where accessible spaces go, and where fire lanes need to run. Should I use 90, 60, or 45-degree parking stall angles?
Ninety-degree perpendicular stalls maximize count and support two-way traffic, but need wider aisles. Sixty-degree angled stalls fit more per linear foot than 45 and work well with one-way traffic, which makes them the common choice for mid-size commercial lots. Forty-five-degree stalls use the narrowest aisles and suit tight or irregular sites. For most Salt Lake City commercial properties, 90 degrees with two-way aisles is the default, but irregular lots often recover real capacity from a mixed-angle layout.
How wide do the drive aisles need to be?
Aisle width follows from stall angle and traffic direction. Two-way aisles need the most room regardless of stall angle; one-way aisles paired with angled stalls need less. Perimeter drive lanes carrying through traffic should be wide enough that a vehicle can pass one that has stopped. In Salt Lake City there is a fourth input that milder climates ignore: a plow needs room to work, and an aisle sized to the minimum in July is an aisle that gets its markings scraped every January. Undersized aisles are expensive to fix after the fact.
How many accessible spaces does my layout have to include?
It scales with the total number of spaces in the lot, under Table 208.2 of the 2010 ADA Standards. A lot of 25 or fewer needs one. Twenty-six to 50 needs two, 51 to 75 needs three, and it steps up from there to nine at 401 to 500. Above 500 the requirement becomes 2 percent of the total, and above 1,000 it is 20 plus one more for every additional 100. Of whatever total you land on, at least one in every six has to be van-accessible. We confirm the count against the design before anything is painted.
Do I need city permits for a new parking lot layout?
Usually, yes. New commercial lots and significant reconfigurations in Salt Lake City go through site plan review, which looks at stall counts, stormwater management, accessibility, and curb cut placement. Minor restriping of an existing layout inside the same footprint typically does not require a permit. The dividing line is whether you are changing the site or refreshing it.
