Parking Lot Striping

Parking lot striping is the layout and marking of a paved commercial surface: stall lines, directional arrows, crosswalks, stop bars, accessible spaces and their access aisles, fire lanes, loading zones and no-parking hatching. It is what turns an area of asphalt into a lot that people can use predictably and that an inspector can read. Union Township does, and its requirement is more specific than most in our service area. Under the Township of Union code, the Fire Prevention Bureau files an individual plan with the Chief of Police for each private parking area open to the public. The plan is supplied by the operator at the operator’s expense, the Chief designates directional lanes and prohibited-parking areas, and the completed plan becomes a public document filed with the Township Clerk, Police Records and the New Jersey Department of Transportation.

The property operator does, and the township code says so directly. Section 266-83 of the Township of Union code provides that appropriate signs and striping shall be provided in each individual private parking area for which a plan is filed, and that the cost of such signing and striping shall be borne by said operator. It is not a cost that falls to the township or to a tenant by default. The same section requires that striping conform to the current Manual on Uniform Traffic Control Devices.

Most commercial lots in our area are marked in a single visit, often within a week of the estimate being approved. The variables are lot size, whether the layout is changing or being refreshed in place, how much surface preparation the pavement needs first, and how the work has to be phased around your traffic. We give you a scheduled window rather than a range, and we tell you up front which sections close when so you can notify tenants.

Most of the commercial work we do in Union County is scheduled so it does not interrupt your daily operations, which in practice means early mornings, evenings, weekends, or a section-by-section phasing that keeps part of the lot open throughout. Retail centers and medical offices usually need the phased approach; warehouses and office parks are often simpler to close in one pass. We plan the sequence with you before the crew arrives.
