    Where Wheel Stops Go in a Union Parking Lot

    In the Township of Union there is a specific reason worth raising with your site planner, and it is one almost nobody in this market mentions. Section 170-2601 of the township code sets a minimum parking stall length of 20 feet — reduced to 18 feet where curb overhang is provided. The ordinance stops there. It does not define what provides that overhang, and it does not mention wheel stops anywhere in the chapter, so whether stops at the stall head satisfy the condition on your lot is a determination for the Township Engineer through site-plan review rather than something we can read out of the code for you. It is worth asking, because on a constrained lot two feet per row can decide whether another row fits at all.

    The same section sets a limit on the idea. Parking space overhangs may not intrude into the minimum transitional buffer area — so the overhang is permitted where there is somewhere for it to go, and not where it would push a vehicle into a required buffer. Positioning is therefore a measured decision rather than a default setback, and we set the stop back from the stall head far enough that the tire makes contact before the bumper reaches whatever is being protected, which depends on the stall depth and the stop’s own footprint.

    Wheel Stops and Accessible Routes

    This is where wheel stops most often get installed wrongly, and the failure is invisible unless you know to look for it.

    The 2010 ADA Standards require accessible parking to sit on the shortest accessible route to an accessible entrance, and that route has to be usable along its whole length. A wheel stop placed across the route — at the head of an accessible space where the path to the door runs, or inside the access aisle — obstructs the thing the Standards require to be kept clear. The stop is doing its job for the vehicle and defeating the route at the same time.

    Getting it right is a layout decision, not a product decision: the stops protect the walkway without sitting in the path, and the access aisle stays free.     How to put a wheel stopper?

The test is functional: the tire must meet the stop before the bumper reaches the sidewalk, storefront or planter being protected. We measure it on site rather than applying a default.
