    The layout is also where local rules bind hardest, and Union Township is a specific case worth understanding. Federally, the Manual on Uniform Traffic Control Devices is the national standard for traffic control devices on any street, highway, bikeway or private road open to public travel — but the federal regulation that establishes it expressly excludes parking areas and the driving aisles within parking areas from that definition. On the federal reading, the manual does not govern your lot.

    Union Township adopted it anyway. Section 266-83 of the township code requires that signs and striping in a filed private parking area conform to the current Manual on Uniform Traffic Control Devices. Both facts hold at once, at different levels, and it is the municipal one that applies to a lot in this township. Almost nothing published in this market gets that distinction right in either direction.

    Two of those rows do real work. The first is that 90-degree one-way aisles are prohibited in Union Township — a common and otherwise sensible layout that simply is not available here, and the single most useful thing on this page. The second is the 18-foot stall: the reduction is conditioned on curb overhang being provided. The ordinance does not define what provides that overhang, so treat the two feet as something to confirm with the Township Engineer at site-plan review rather than as a given.

    The code also requires that parking areas be designed to permit each vehicle to proceed to and from its space without requiring the moving of any other vehicle, and that on-site truck maneuvering accommodate a WB-50 design vehicle per AASHTO. Parking space overhangs may not intrude into the minimum transitional buffer area.

    How Many Spaces Your Use Requires

    Section 170-1301 sets the count, and it is driven by use rather than by building size alone. Warehouse and distribution is one space per 3,000 square feet of gross floor area or one per employee on the largest shift, whichever is greater — the second limb is the one that surprises people, because a highly-staffed facility can need far more than the floor-area figure. Manufacturing runs at one per 1,000 square feet or one per employee on the largest shift, whichever is greater — the same two-limb test. Retail is banded by size: one per 200 square feet under 50,000, one per 250 up to 100,000, one per 300 above that. Medical offices are one per 300 square feet under 10,000 and one per 350 above. Outdoor recreation is one space per 5,000 square feet of sports court or field space. Fractional spaces round up at one half.

    Two provisions can move the answer. The Downtown Core and Downtown Transition districts are exempt from providing additional parking on a change of use, and the township operates a Payment in Lieu of Parking program at section 170-1303. If your project is a change of use rather than new construction, check both before assuming you are short.

    No single layout is ideal, because the best one is whichever fits the most compliant spaces into your specific pavement while keeping circulation one-directional and predictable. The variables are the parking angle, the aisle width that angle requires, the shape of the paved area, and where the entrances and the building doors sit. In the Township of Union one option is removed at the outset: 90-degree one-way aisles are prohibited, so a 90-degree layout has to be built around two-way aisles of at least 24 feet.

    How to design a parking area?

    How do you design a parking lot layout?

    Which design pattern is used in a parking lot?

    The common patterns are 90-degree, 60-degree, 45-degree and parallel, plus herringbone variants of the angled forms. Ninety degrees fits the most spaces per area and works in both directions, but in Union Township it cannot be run as a one-way aisle, so it requires a two-way aisle of at least 24 feet. Angled layouts need less aisle width — 18 feet one-way at 60 degrees, 15 at 45, 12 at 30 — and enforce one-way circulation naturally, which is often why a tighter site ends up angled.
