Who Sets the Rules for a Lot in a Four-County Service Area
Commercial properties in this territory do not share one rulebook, and that catches owners out more than anything else we deal with.
Accessible parking is federal. The 2010 ADA Standards for Accessible Design set accessible space quantities, stall and access aisle dimensions and signage requirements, and they apply the same way at every address we serve. Texas adds the Texas Accessibility Standards on top, administered by the Texas Department of Licensing and Regulation as a registration, review and inspection program.
Almost everything else is local. Texas adopts no statewide fire code binding private commercial property, and it sets no statewide dimension for an ordinary parking stall. Fire codes are adopted city by city, and county by county for unincorporated areas. Off-street parking requirements (how many spaces your use needs, stall sizes, aisle widths) come from the city or county ordinance covering your address.
That means our twenty ZIP codes sit under roughly fifteen separate authorities. A property in Sugar Land, one in unincorporated Fort Bend County and one inside Houston city limits can be governed by three different marking specifications for the same work. It is why we identify the authority for your address before quoting, and why we will not repeat a number we read about another Texas city as though it applied here.

Parking Lot Striping in SW Houston — Frequently Asked Questions
How long does parking lot striping last on a Gulf Coast lot?
Less time than the same paint would last inland, and the variables are sun, traffic and drainage rather than age alone. Parking lot striping here contends with sustained heat, intense UV and heavy summer rainfall, and wear concentrates first in tire tracks and turning areas. Busy retail and medical lots fade fastest; lightly used office parks hold up considerably longer. The practical test is legibility. When drivers start parking crooked or the accessible symbols go thin, the lot is due.
Which cities and counties does 1-800-STRIPER of SW Houston serve?
We cover twenty ZIP codes across four counties from our base in Richmond. In Fort Bend County that includes Sugar Land, Missouri City, Richmond, Rosenberg, Fresno, Simonton, Pecan Grove, Sienna and Thompsons; in Brazoria County, Pearland, Alvin, Manvel and Rosharon; in Galveston County, Friendswood and Santa Fe; plus part of Houston in Harris County. If your property falls outside that footprint, a neighboring 1-800-STRIPER franchise covers it and we will point you to them.
Who decides the fire lane markings on a commercial property here?
The fire code official with jurisdiction over your address — a city fire marshal inside municipal limits, or the county for unincorporated areas. Texas has no single statewide fire code binding private property, so the adopted code edition and its local amendments vary across our four counties. The base International Fire Code text requires approved markings carrying the words NO PARKING—FIRE LANE and requires them kept legible, but it specifies no color, letter height or interval. Those numbers come from the local amendment.
What is the difference between restriping an existing layout and designing a new one?
Restriping reproduces the markings your lot already has, in the layout it already uses — quick, sectioned around your hours, and the most common parking lot striping work we do. Layout design changes the lot: stall counts, angles, aisle widths, circulation or entrances. That is a different scope, it usually needs a site plan review with your city or county, and it is priced separately. Many properties do both at once, restriping most of the lot and reconfiguring one area.
Does a restripe need a permit?
Repainting existing markings in the existing layout generally does not require a permit. Changing the layout usually does. Adding stalls, moving entrances, altering drive aisles or reconfiguring the parking field typically triggers a site plan review, and projects meeting the state thresholds also go through the Architectural Barriers review administered by the Texas Department of Licensing and Regulation. Requirements differ across the fifteen or so authorities in our service area, so we confirm the path for your address before work starts.
How do I get a free estimate?
Call us or send a message through the site and we will arrange a site visit. We walk the property, record the existing layout, count stalls and markings, note accessible spaces and fire lanes, and identify which city or county governs your address. You get a written estimate covering scope, phasing and the schedule, with the work sectioned so your property keeps operating throughout. There is no charge for the estimate and no obligation attached to it.
