    The short version: ninety-degree stalls fit the most cars into a rectangular lot and demand the widest aisle to do it. Angled stalls give back some count but make entry easier and let you run narrower one-way aisles, which is often the winning trade on a constrained or irregular site. High-turnover properties frequently do better at an angle even when a square layout would technically fit more spaces, because a lot that is quick to use behaves as though it were larger.

    One important caveat: stall and aisle dimensions on a private lot are set by your local zoning code, not by a national standard. Municipalities differ, and the minimum dimensions that apply to your property come from the jurisdiction it sits in. Check the applicable code before committing to a layout — we design to it once you know what it says.

    Designing for ADA and Ohio Building Code Chapter 1106

    Accessible parking is not an overlay applied after the layout is drawn. It constrains the layout from the beginning, and retrofitting it afterward is what turns a clean design into a compromised one.

    The count comes from Table 208.2 of the 2010 ADA Standards for Accessible Design and is calculated per parking facility rather than per site. Van spaces come out of that count at one per six required accessible spaces under §208.2.4, not in addition to it. Space and access aisle dimensions are set by §502 of the guidelines the United States Access Board maintains, and access aisles may not overlap the vehicular way. Placement is governed by §208.3.1, which requires accessible spaces to sit on the shortest accessible route to an accessible entrance, dispersed where a property has more than one.

    For standard commercial parking, Ohio Building Code Chapter 1106 restates these requirements inside the building code rather than raising them, which means the design has to satisfy one standard but can be reviewed through two channels. Residential occupancies are scoped separately under §1106.3.

    Designing this in from the start usually costs nothing in total stall count. Designing it in afterward usually costs several.

    4. Review with you. Count, flow and compliance discussed together, because they trade against each other.
    5. Finalize and mark out. The approved layout is snapped on the surface before any paint is applied.
    6. Stripe it. The design and the installation are the same crew, so nothing gets lost in translation.

    What is the best layout for a parking lot?

    There is no single best layout — parking lot layout design turns on the shape of your lot, how much turnover it sees, and what your local zoning requires. Ninety-degree stalls fit the most cars into a wide rectangular lot but need the widest aisles and two-way circulation. Angled stalls give up some count in exchange for easier entry and narrower one-way aisles, which usually wins on constrained or irregular sites. We draw two or three options and show the trade-off.

    How many spaces will fit in my lot?

    That depends on total area and shape, the stall angle chosen, the aisle widths your local zoning requires, and how many accessible spaces the facility needs under ADA Table 208.2. Obstructions, islands, drainage structures and the location of accessible entrances all reduce the usable area. We measure the site and give you a real number for each layout option rather than a rule-of-thumb estimate, as part of the free estimate.

    Which holds more cars, 45-degree or 90-degree parking?

    Ninety-degree, on a wide regular lot with room for the two-way aisles it needs. The comparison flips on narrow or irregular sites, where angled stalls let you run a narrower one-way aisle and can end up fitting more usable spaces than a square layout would. Turnover matters too — angled parking is quicker to enter and exit, so a busy lot often performs better at an angle even when it technically holds a few fewer cars.

    Do you handle the ADA space count in the design?

    Yes, and it is built in from the start rather than added at the end. We run your total stall count against ADA Table 208.2 for each parking facility on the site, allocate van spaces at the required one-per-six ratio, size the spaces and access aisles to §502, and place them on the shortest accessible route to an accessible entrance as §208.3.1 requires. Designing it in early usually costs no stall count; retrofitting it later usually does.

    Can you redesign the layout without repaving?

    In most cases yes. If the pavement is sound, a new layout is a marking project rather than a construction one — old lines are removed or covered so drivers are not choosing between two sets, and the new layout goes down on the existing surface. The limits are physical: fixed islands, curbs, drainage structures and building placement all constrain what a new layout can do. We will tell you where the pavement itself is the binding constraint.

    Does the MUTCD apply to my parking lot design?

    No. 23 CFR 655.603(a) explicitly excludes parking areas and the driving aisles within them from the definition the Manual on Uniform Traffic Control Devices applies to. Nobody can hold your stalls and drive aisles to it as law. We still follow its conventions for arrows, stop bars and crosswalks, because drivers trained by public roads read familiar markings faster — but that is a design choice, not compliance.
