The Treasure Coast is a high-demand corridor for warehouse line painting and thermoplastic work because of the Port St. Lucie Commerce Park, the FEC Railway freight operations, and the growing distribution presence along I-95 and the Florida Turnpike. Martin County adds a layer of coastal hospitality work around Stuart, Jensen Beach, and Hobe Sound — hotels, marinas, restaurant groups, and the seasonal Riverwalk events that drive event-parking demand during snowbird season.

Palm Beach Island itself is a specialized sub-market. Worth Avenue retail, The Breakers, Mar-a-Lago, Palm Beach Town Hall, and the dense concentration of boutique hotels and private clubs all require parking-lot maintenance during narrow operational windows. Most Palm Beach Island work happens between 10 p.m. and 6 a.m. during the December-through-April peak, or during the quieter June-through-September window when full-season residents have left. We schedule accordingly.

Across the full service area, standard response times are typically same-week for free estimate walkthroughs and two-to-four weeks for scheduled striping work, pushing longer during peak snowbird season when resort and country-club calendars fill up.

Coastal Florida Paint Durability & Hurricane-Season Scheduling

South Florida is hard on paint. Properties within one mile of the Atlantic — A1A, portions of US-1, and the oceanfront condominium corridor from Palm Beach Island to Jupiter Inlet — see paint fade roughly 25 percent faster than inland lots because of salt-air exposure, direct UV, and afternoon-storm rainfall cycles. Standard water-based traffic paint that lasts 30 to 36 months in cooler or inland markets often needs refresh at 12 to 18 months on coastal Palm Beach County properties. For primary traffic-flow lines, stop bars, and fire-lane markings on high-traffic coastal commercial lots, thermoplastic striping applied per AASHTO M249 specifications is often the more cost-effective choice over a five-year horizon.

Hurricane season complicates scheduling. From June 1 through November 30, any named-storm watch within 72 hours of a planned application cancels thermoplastic work because surface moisture and wind-borne debris compromise adhesion. Water-based traffic paint is more forgiving but still needs a 24-hour cure window without rainfall, which narrows the available application days during peak hurricane months. We plan thermoplastic and high-build methacrylate work for the November-through-April dry season whenever possible, and we use fast-dry water-based paint for restriping scopes during June-through-October when schedules demand it.

Post-hurricane cleanup is a distinct workflow. After a named-storm event, many Palm Beach commercial properties need rapid restriping of damaged or obscured markings before reopening to the public. Our crews prioritize fire-lane restoration, accessible-space markings, and primary traffic-flow lines in the first post-storm mobilization window, with secondary markings following once the surface is clean and stable. Resident-parking-permit coordination during restriping days so displaced cars don’t create their own access problems.

Country clubs add another layer. Pro shops, tennis pavilions, pickleball facilities, fitness centers, and restaurant operations each run on distinct member schedules. Event calendars drive everything: member-guest tournaments, charity events, and the core winter social season from December through April. Most country-club striping work happens in the May-through-October shoulder season when members have headed north, giving crews a full day of uninterrupted access and dropping the coordination burden.

Snowbird-season operations flip the normal commercial-maintenance cycle. Many year-round Florida markets stripe in spring and fall. In Palm Beach County, the best striping windows are actually October (before snowbirds arrive) and May (right after they leave). October restriping ensures visible, compliant markings for the six-month peak traffic season; May work lets us refresh what wore fastest without disrupting full-season residents. Sitting between those windows, a hot-summer-only schedule works for thermoplastic applications that cure faster on warm asphalt.

HOA boards, country-club managers, and condominium association property managers consistently find that bundling their annual striping, signage, bollard inspection, and wheel-stop repair into a single scheduled maintenance visit — typically in early October or late May — minimizes the coordination cost and gets the full property compliance-ready on one board-meeting agenda.
