What Parking Lot Layout Design Covers
Parking lot design starts before any paint does. We take the lot you have — its entrances, its building doors, its slopes and islands — and work out where the stalls, drive aisles, accessible spaces, loading zones, and traffic arrows belong. That means a measured plan you can look at and approve, not a crew guessing at the curb. A parking lot layout is worth designing on paper when you are striping a new build, reconfiguring after a tenant change, converting to angled parking, or fixing a lot that has never really worked. The plan then drives the striping: stall count, aisle widths, circulation direction, and every accessible space located and dimensioned before the first line is snapped.
Stall Dimensions, Drive Aisles, and Parking Angles
Angle is the lever. Ninety-degree stalls hold the most cars per square foot and need the widest aisle. Angled stalls at 60 or 45 degrees make one-way circulation feel natural and forgiving to back out of, but each stall eats more curb. Parallel parking along a building face or a fence line costs the most curb per car of anything you can draw. Drive aisle width follows the angle you pick, and both follow the standard your city publishes. Which Code Applies to Your Lot — It Depends on Your City
This metro sets parking dimensions city by city. Your lot answers to whichever jurisdiction it sits in, and the boundaries do not follow mailing addresses — a Tigard or Milwaukie property can carry a Portland postal name and be governed by neither Portland’s code nor the other’s. Lake Oswego, Tigard, Tualatin, Beaverton, and Clackamas, Multnomah, and Washington counties each publish their own parking standards. So do the other cities across this service area. If your lot is inside Portland city limits, Portland Zoning Code 33.266 governs, and it is worth reading closely for two reasons. First, 33.266.130.D.2 makes striping a code standard rather than a matter of taste: “All parking areas, except for stacked parking, must be striped in conformance with the parking dimension standards of Subsection F.” It is a development standard — it applies when you build, alter, or change the use of a lot and go through permitting, not as a standing order to repaint. Chapter 33.258 lets lawfully established development that no longer conforms carry on as it is. What the standard does settle is that when you do stripe under a permit, the pattern has to hit the Subsection F dimensions. Second, Table 266-4 gives the numbers:

One-way drive aisles run 12 to 20 feet depending on angle; two-way aisles are 20 feet throughout. Outside the city, treat that table as an example of the kind of standard that applies, not as the rule for your address.
Accessible Space Counts and Van-Accessible Layout
Accessible spaces are the part of the layout with the least room to improvise. How many you need comes from the count table in the 2010 ADA Standards for Accessible Design, and Oregon’s statute, ORS 447.233, sets the same counts — the differences are in the dimensions. Oregon requires an accessible stall at least 9 feet wide with an access aisle at least 6 feet, and a van-accessible stall at least 9 feet with an aisle at least 8 feet. The 2010 Standards call for one van-accessible space in every six; Oregon says one in every eight, minimum one. Your lot has to satisfy both, so we lay out to whichever figure is more protective at each measurement. Oregon also requires a “Wheelchair User Only” space, with its own sign wording, once five or more spaces on the lot are accessible — a requirement with no federal counterpart, and one national templates miss.
Maximizing Capacity Without Losing Compliance
Most lots we redraw gain stalls. The gains come from honest measurement: recovering dead corners, changing angle where circulation allows it, and aligning rows to the building doors instead of the property line. What we will not do is buy stalls by narrowing an access aisle or shorting the accessible count.
